The municipality sits between Torremolinos and Fuengirola on the western Costa del Sol, close to Málaga Airport and well connected in both directions along the coast. At first glance it can seem like a busy tourist area, all beachfront apartments and hotel towers. Look a little deeper – at the old village in the hills, the established residential communities above the coast, the marina that has become one of the best in southern Spain – and a very different picture emerges.
Benalmádena is really three distinct places: Benalmádena Pueblo, a hilltop Andalusian village with whitewashed streets and panoramic views; Arroyo de la Miel, the commercial and residential centre in the middle; and Benalmádena Costa, the coastal strip with its long beaches, Puerto Marina, and the majority of the tourist infrastructure. Each has its own character, its own buyer, and its own appeal.

A Day in Benalmádena

Morning
Mornings in Benalmádena vary completely depending on where you are. Up in the pueblo, the day starts slowly and quietly – the village belongs to its residents in the early hours, the streets are cool and shaded, and the views across the coast and out to the Mediterranean are as good as anything on the Costa del Sol. A coffee on a terrace in the old village before ten o’clock is one of the genuine pleasures of living here.
Down on the coast, mornings have more energy. The promenade that runs along the seafront is popular with walkers, joggers, and cyclists from first light, and Puerto Marina – with its distinctive Venetian-inspired architecture and its moored yachts – has a handful of cafés and bars that open early and draw a loyal morning crowd of residents and sailors.
In Arroyo de la Miel, the commercial centre of the municipality, mornings are practical and efficient. The town has a good concentration of shops, services, and everyday amenities, and the train station – on the cercanías line connecting Málaga to Fuengirola – makes it one of the most connected residential areas on the western Costa del Sol.

Afternoon
Afternoons in Benalmádena tend to gravitate towards the water. The beaches along the Costa are long and well maintained, and while they get busy in high summer, the shoulder months offer stretches of sand that feel genuinely spacious. The seafront promenade provides easy access to restaurants, beach bars, and the sea along the whole length of the coast.
Puerto Marina is one of the highlights of afternoon life in Benalmádena for many residents. The marina – one of the largest in Andalucía, with berths for over 1,000 boats – has a good selection of restaurants and bars facing the water, and the combination of yachts, open air, and relaxed service makes for a very pleasant afternoon. It is also the departure point for boat trips along the coast and out to sea, which many residents use regularly.
The area around the cable car and Tivoli World – more associated with day trippers than permanent residents – is worth mentioning for the views rather than the attractions. The cable car rises to 800 metres above sea level, and the panorama across the coast from the top is genuinely spectacular on a clear day.

If we’re near Puerto Marina Benalmádena, there are also several excellent Italian restaurants that are perfect for lunch.
I always make sure my clients visit Torrequebrada. It’s one of my favourite areas in Benalmádena because it’s peaceful, close to the sea, and home to a fantastic golf course. I also like showing buyers the variety of properties available there, from modern apartments to spacious villas, as it helps them understand why Torrequebrada is one of the most sought-after residential areas on the Costa del Sol.”
Evening
Evenings in Benalmádena are lively without being overwhelming. The marina is the focal point for most residents – it has the best concentration of restaurants in the municipality, and an evening walk along the harbour front followed by dinner at one of the waterside restaurants is a routine that many residents have practised for years without tiring of it.
The old pueblo comes into its own on summer evenings, when the village holds its fiestas and the streets fill with a mix of locals and visitors. The atmosphere here is more authentically Andalusian than anything you will find on the coast, and residents who live in or near the pueblo consider the evening culture one of the area’s genuine strengths.
Benalmádena’s position on the cercanías rail line also gives residents easy access to Málaga city in the evening – the train takes around twenty-five minutes and runs regularly, making Malaga’s restaurants, theatres, and cultural venues genuinely accessible without needing to drive.

“One of my favourite restaurants in Benalmádena is Cantina West in Puerto Marina. I usually order the chicken fajitas, and I always enjoy the friendly atmosphere. For a more special evening, I like Trocadero in Torrequebrada because of its beautiful interiors, sea views, and excellent food. When I’m in Benalmádena Pueblo, my favourite restaurant is La Perla, where the fantastic service and food always make the experience memorable.
I enjoy Benalmádena just as much in winter as I do in summer. While the town is much quieter during the winter months, that’s part of its charm. The cooler weather is perfect for playing golf, going for walks along the coast, or spending time at the gym. I also like going to Espacio Vital, where I can work out with professional trainers while enjoying amazing sea views.
If the evening is going well, I often suggest having a cocktail at Yucas Bar. It has a relaxed atmosphere and great drinks, making it the perfect place to continue the evening. If my clients feel like staying out a little longer, the Casino Torrequebrada is another fun place to end the night in Benalmádena.”

Who Lives in Benalmádena?
Benalmádena has one of the most established and diverse international communities on the western Costa del Sol – a reflection of how long the area has been attracting buyers from across northern Europe.
The British community is large and long established, particularly in the coastal and residential hillside areas. Many families have been here for twenty or thirty years, and the infrastructure that has grown up to serve them – English-language services, familiar shops, social clubs, established schools – continues to attract new arrivals from the UK who value that sense of a ready-made community.
Alongside the British, you will find significant Scandinavian, Irish, German, Dutch, and Belgian communities, as well as a growing number of Spanish buyers from Madrid and other parts of the country who have discovered Benalmádena as a practical and well-connected alternative to pricier parts of the coast. The proximity to Málaga Airport is a major draw for buyers who need to travel frequently for work.
What draws people across nationalities is a combination that is hard to find elsewhere on the coast: genuine urban infrastructure, a train line, beaches, a marina, and a hilltop village – all at price points that remain more accessible than the areas to the west. The Neighbourhoods

Benalmádena Pueblo
The old village sits at around 300 metres above sea level, away from the coast and the tourist infrastructure below. It is one of the most authentically Andalusian villages in the province of Málaga – narrow whitewashed streets, flower-filled balconies, a central square with a local bar, and a community that is still predominantly Spanish with a smaller international population of buyers who specifically wanted village life over coastal convenience.
Properties in the pueblo are mostly traditional village houses, some renovated to a high standard, others offering a project for buyers who want to create something their own. The views from the upper parts of the village – across the coast and out to the sea – are exceptional. Supply is limited, which keeps the market tight and values firm.
Elena says that buyers are attracted to Benalmádena Pueblo because of its traditional Andalusian charm, quiet atmosphere, and beautiful views. They love the whitewashed streets, small local cafés, and slower pace of life. She always reminds buyers that the streets can be quite steep, so walking uphill is something to keep in mind. Elena often recommends exploring the areas around Plaza de España, where buyers can enjoy the character of the historic centre while being within walking distance of restaurants and local shops. She also encourages clients to look at the outskirts of the pueblo, where newer homes often offer more space and fantastic sea views. Arroyo de la Miel
Arroyo de la Miel is the commercial and practical heart of Benalmádena. It is less immediately picturesque than the pueblo and less obviously appealing than the marina, but for buyers who want to actually live here year-round rather than seasonally, it is arguably the most functional and well-equipped part of the municipality.
The town has a good selection of shops, restaurants, schools, medical facilities, and services, and the cercanías train station connects it directly to Fuengirola to the west and Málaga city and airport to the east. Properties here tend to be apartments and townhouses in established residential buildings, at price points that offer genuine value relative to the coastal strip.
Elena says that many buyers choose Arroyo de la Miel because it has everything they need for everyday life. In her experience, it’s a great choice for people who want to live in a lively part of Benalmádena all year round. Elena usually recommends focusing on the areas close to Parque de la Paloma and the neighbourhoods within walking distance of the beach. She finds that these parts of Arroyo de la Miel offer a good balance between convenience and a relaxed lifestyle, making them especially popular with both families and international buyers because everything is close by.
Benalmádena Costa and Puerto Marina
The coastal strip is where most of the property activity in Benalmádena takes place. A long stretch of beachfront and near-beach apartments, townhouses, and residential complexes runs along the coast, with Puerto Marina at its centre – a marina development built in the 1980s and expanded since, now home to over 1,000 berths and a well-established waterfront restaurant and bar scene.
The quality of the coastal property stock varies considerably. The Hillside Urbanisations
Above the coastal strip and below the pueblo, the hillside urbanisations of Benalmádena offer a middle ground that many buyers find ideal – elevated positions with sea views, more space than the coast, and easy access to both the beach and the town. Areas such as Torremuelle, Bil Bil, and the residential communities around the Tivoli World site offer a range of villas, semi-detached houses, and apartment complexes at varied price points.
This part of Benalmádena is particularly popular with families and buyers seeking more space than the coastal apartments can offer, without the distance from the sea that comes with the pueblo. It is also where some of the area’s better-value villa properties are found.
Elena says that she often recommends the new developments along Avenida Rocas Blancas and Pueblo Hills, as well as the residential areas of Capellanía and the upper part of Torrequebrada. These neighbourhoods are known for their modern homes, beautiful sea views, and peaceful surroundings, making them excellent options for buyers looking for more space and privacy.
According to Elena, the hillside areas of Benalmádena offer something the coast and the pueblo cannot – greater privacy, larger homes, and some of the best panoramic views of the Mediterranean. Many properties also feature bigger terraces, gardens, or private swimming pools. She finds that these areas are especially popular with families, golfers, remote workers, and anyone looking for a quieter lifestyle while still being only a short drive from the beach and local amenities.

Getting around
Benalmádena’s transport connections are one of its most significant practical advantages – and one of the main reasons buyers who need to travel for work choose it over other parts of the coast. The cercanías train line connects Arroyo de la Miel directly to Málaga city centre in around twenty-five minutes and to Málaga Airport in under twenty minutes. Fuengirola is ten minutes in the other direction. The train runs frequently throughout the day and into the evening.
By car, Málaga Airport is fifteen to twenty minutes along the A-7 or AP-7. Marbella is around thirty-five to forty minutes to the west, and Málaga city is a similar distance to the east. The coastal road provides easy access in both directions, though it can be slow in peak summer traffic.
Within the municipality, a car is useful for moving between the three main zones – pueblo, Arroyo de la Miel, and the coast. The local bus service connects them but is not geared towards car-free living. Most households keep at least one vehicle.
Buying: the short version
